Stakeholders in Construction Operation

The construction operation is mainly based on three main functions – project manager, project manager and building contractor.

The contracting authority is the natural or legal person on whose behalf the work is carried out. Its role is to define the construction program by fixing its price, deadline and quality requirements. Ensures the smooth running of the construction operation and must proceed to the reception of the latter, once completed. A delegated developer, representative of the developer, conducts the construction operation.

Depending on the task entrusted to him, the project manager designs the work, directs and controls the execution of the works. He is also in charge of the architectural, technical and economic functions. He can also assist the project owner when the works are received.

Building contractors Durban builds the structure. It can be a general contractor or a company that owns a single lot or even a subcontractor. The difference is due to contractual relations with the contracting authority or with other contractors: the general contractor, who holds a single contract with the contracting authority, is committed for all the works. The undertaking holding a lot is only engaged in respect of the work in its lot. The subcontractor is not contractually bound to the contracting authority; it is linked to the undertaking which subcontracts the works to it.
